Adler Management Services wanted to address six roofs at the Newtown Commerce Center office/warehouse complex as a part of their purchase settlement. We inspected all of the roofs to determine which ones needed replacement and which could be deferred. Because the budget was very tight, we designed a re-cover installation to assure that the cost did not exceed available funds. To assure that the roof system was a good candidate for a re-cover, we first did moisture testing to determine areas of wet insulation and fastener pull tests to investigate the deck integrity.
We then proceeded to prepare construction documents for a modified bitumen roofing system installed over re-cover board over the existing roof. At the Owner's request, we also handled the bidding and construction administration.
Budget for the project was approximately $175,000. The actual cost was approximately $172,000.
